The Process

  • The Design Process

    Every project is unique, and therefore the process will be tailored to suit individual requirements. The following 4 Stages outline and separate the main elements of work to  carry out most projects.

    You may not need every stage, so these are all independent, you can choose which ones you need.

    Your individually tailored process will be outlined after the brief is determined.

  • Stage 1 – Design & Planning

    Fees start at £2200+vat.

    Following an initial meeting to determine the brief, we will arrange to carry out a full survey and provide you with a selection of innovative design layouts. Where required, we will liaise with your local authority planning department to determine an acceptable design. Budget costs for the proposed works will be provided so that the most appropriate planning application can be submitted. This phase includes all works up to and including the submission of the appropriate planning application. We work closely with 3D imagery technicians so can arrange for computer generated photo realistic models to be provided or simple 3D models to help visualise the design.

  • Stage 2 – Building Regulations

    Fees start at £1500+vat.

    Once the initial design is agreed, or the Local Authority planning permission is granted, a full set of detailed drawings and a specification of works can be prepared, this will enable accurate costings and timescales to be produced. This package can include all required drawings to enable a Building regulations application to be submitted. We work closely with Structural Engineers, Mechanical and Electrical Engineers and Quantity Surveyors so, where required, can arrange their services at this stage.

    The submission of a full plans building regulations application enables an approval of the construction method and materials prior to works commencing. This reduces time delays during construction,  especially in the case that any of the work comes under question during the construction stage.

    There is an alternative method of gaining building control approval and that is by submitting a ‘Building Notice’. A full set of building regulation compliant drawings are not required, a simple notice is filled out, and submitted to the building inspector, so that they can arrange to visit and check the works during construction. They will then issue a completion certificate for the builder and also you to sign, as the homeowner, once the works are complete. This application does cost a little more as the inspector usually visits more often, and it is dependent on competent builders, that are completely trusted. This route cant be taken if there are changes to public sewers. If the works are considered simple, then this may be a suitable process.

  • Stage 3 – Detailed Design

    Fees start at £600+vat.

    This stage of the project is where we get into the real detail.

    Specific detailed drawings and specifications can be produced to assist the build. Detailed  elements like services layouts allow for more accurate  costings and provide the opportunity for savings and an efficient and  smooth running project. 

    You may want to include as much information as possible for the builders to provide exact pricing, or you may wish to design the spaces as they are created, but this can be difficult when managing a budget. 

    This can include:

    Services design (Lighting, Electrical & Heating Layouts, Bathroom, Kitchen & Utility layouts). Or include such things as; Cabinetry drawings, Door, window, handle specifications, Paint colours, Landscape layouts or a Full Schedule of works for detailed costings

  • Stage 4 – Project Management

    Fees are either based on a percentage of the building cost – depending on the size of the project and competency of the builder, or we offer an ad-hoc project management service at an agreed hourly rate, which is project specific. You may solely want help setting up the project with a programme and payment schedule, or some help at various stages throughout the project. We can tailor this service to meet your need .

    We offer a complete project management service to ensure a smooth running project, from start to finish. This comprehensive service includes the tender process; the preparation and weekly updating of a working programme and payment schedule; liaison with the local authority building control department; the co-ordination of regular client meetings; on site supervision and ongoing technical and design assistance.

    We work closely with many contractors so can recommend someone suitable for any size project.

    We can also recommended suppliers, and can offer material sourcing. When clients go directly to our recommended suppliers they will not be offered the same discounts. We appreciate that clients may wish to ‘shop around’ for the best available prices however what is not always considered is the time that can be wasted talking to suppliers when they are unequipped with the product knowledge and scheduling capacity to negotiate purchasing and deliveries. The result of this being prolonged project delays and significant cost increase. We have taken time to build up very good relationships with suppliers to enable us to offer clients the benefit of our trade discounts. More over our extensive knowledge of product choice, project schedules and costing means we can negotiate further on a clients behalf. This ultimately saves our clients time and money as well as assisting a much smoother running of the project.
